Research and Market Studies

• Land and Housing Studies

The purpose of this study is to establish a diagnosis of the volume and basic charachteristics of the available offer, and potential of developing new residential properties in an existing location. The client obtains information about the current stock and the potential of developing residential properties in the municipality..

• Price and Competitive Offer

Those studies are focused on an specific development, and evaluates in detail de similar offer in the competitive area.. As a result of the work, the study proposes estimated market prices to sell the product.

• Property Stock Study.

The finality of this study is to establish a diagnosis of the volume and charachteristics of new properties available in a specific area. The work is done by gathering information of developments with units for sale. The study includes all type of properties with a maximum antiquity of 5 years.

Other Products and Services

• Land Follow up Report

Report which reflects the evolution of the land urbanistic management or land urbanization.This product allows the ordering party learn about the level of evolution of a land until it is certified as a “plot”..

• Development follow up report

Report which reflects in a summarized manner, the status in the construction works of a property which has been previously appraised by ST.

• Measurements

A floorplan is a document done by an appraiser – architect which collaborates with ST, where you find a sketch of the property with its different quotas and the measurement of the surface.

• Urbanistic Communication Channel

ST Sociedad de Tasación offers its customers a channel through which they can solve questions related to urban planning, both from a general point of view or those related to specific properties. In this channel the customer can access several information services, such as models for interpreting urban aspects concerning valuations, urban concepts guide, possibility of requesting urban consultations and requesting training activities.

• Energy Performance Certificates

Directive 2002/91 / EC of the European Parliament and of the Council of 16 December 2002 with regards to energy performance of buildings establishes the obligation to make available an energy performance certificate to purchasers or users of buildings which must include objective information on the energy characteristics of buildings. ST-Sociedad de Tasación has reached agreements with specialized companies to provide their customers with service Management and Coordination of the work necessary to get the Energy Efficiency Certification required by Royal Decree 233/2013. Under these agreements, the collaborating companies will be responsible for implementing, issuing and billing the work while ST will take care of the management and coordination of the orders received..

Real Estate Data Base

1n 1985, ST Sociedad de Tasación was pioneer in generating a computerized real

estate data base which during the years and product of our experience has been

audited, geo-located and standardized.

• The market data which creates ST Real Estate Database are gathered by our network of appraisers and valuations done.

• The valuer must introduce the market data during the process of developing the valuation. This is done during the mistery shopping done during the process where the valuer tries to obtain the price by which the transaction would be produced.

• All of the market data are uploaded in the database following a previous standardization process..

• Once uploaded the market data receive a first quality control check through filters available at the IT platform with regards to coherence of the introduced data with regards to the already existing data at the location where the subject property is located.

• Finally the data which do not comply with the filters is QC´d by a specific department which does spmples over the introduced data, and in the case of finding divergences, corrects and validates the data.

• Approximately half of the data which is introduced in the data base is quality controlled by ST Quality Control Department before it is uploaded into the real estate database
